New-Construction vs Retrofit HVAC: What's Different in 2026 Atlanta

2026 is a transition year for residential HVAC

Three things have changed simultaneously in 2026: the federal refrigerant transition (R-410A is being phased out in favor of R-454B), the 25C federal tax credit is still active for heat pumps (up to $2,000), and Georgia Power's Marketplace continues to offer rebates on qualifying installs. Combined, this is the best year in a decade to install a high-efficiency Trane or Mitsubishi system — but the math depends on whether you're building new or retrofitting.

New construction

• Spec the right size. Builders default to oversizing. A proper Manual J calculation for a 2,800 sq ft well-insulated new build in Forsyth or Cherokee County often lands at 3 tons cooling — not the 4 tons the builder assumed.
• Spec R-454B-ready equipment. Any system you install in 2026 should use the new refrigerant — the old R-410A inventory is shrinking and will be more expensive to service in 5 years.
• Spec the ductwork as if comfort matters. Builder-grade duct designs prioritize cost. Investing in proper return-air sizing and supply-trunk layout is the cheapest comfort improvement you'll ever make.

Retrofit (replacing existing equipment)

• Don't size the new system to the old system. Atlanta homes have changed — better insulation, better windows, more shade. A 5-ton system from 2009 often replaces with 3.5 or 4 tons.
• Use the 25C credit + GA Power rebate stack. Heat pumps qualify for both. We'll model the actual after-credit price on the estimate.
• Plan the IAQ layer. Retrofit is the right time to add a HEPA filter cabinet, a UV light, or a whole-home dehumidifier — adding them later is twice as expensive.
