Cooling a Finished Bonus Room in Cumming and Alpharetta
The bonus-room problem is geometry, not equipment
Bonus rooms over the garage in Cumming, Alpharetta, Milton, and Roswell share a brutal combination: they're at the end of the longest duct run, they have an uninsulated garage ceiling below them, and they usually have a knee-wall on at least one side opening into a vented attic. By the time the cold air arrives, it's lukewarm.
Three honest fixes, ranked
- Insulate the floor and knee-walls first. Spray-foam or R-30 batts on the garage ceiling, R-19 minimum behind the knee-walls. This alone often gets the bonus room within 3 °F of the rest of the house.
- Upsize the supply run + add a return. If the bonus room only has a single 6" supply and no return, that's the duct-design fix. A 6" return + an 8" supply usually changes everything.
- Add a dedicated mini-split. When the room is used heavily (home office, teenager's bedroom, gym), a 9,000 or 12,000 BTU mini-split solves the problem permanently — and the homeowner gets an independent thermostat.
We won't recommend a new system or a zoning upgrade before we've ruled out the cheaper fixes. That's the "treat people the way you'd want to be treated" promise our family business runs on.
